What Managing Here Actually Involves

Every part of the Valley has its own way of costing an owner money. Here is what we watch for in the West Valley.

A lot of it is new construction

Much of the West Valley went up in the last twenty-five years, so the housing stock skews newer — which changes what management actually involves. Fewer failing sewer lines, more HOA correspondence, more builder-warranty claims worth chasing before they expire, and roofs and HVAC systems that all reach the end of their lives in the same few years because they were all installed in the same few years.

HOAs are the norm, not the exception

Most West Valley rentals sit inside an association. We handle the violation notices, the architectural requests and the rules an out-of-state owner has never read, because an unanswered HOA letter turns into a fine that lands on your statement, not ours.

Luke Air Force Base moves the market

Military tenants are a real part of the rental pool out here, and they come with their own rhythm — PCS orders, short notice, the Servicemembers Civil Relief Act. We are veteran-owned and we have leased to enough airmen to know how to screen, place and release them without a fight.

Growth is still moving west
