What Managing Here Actually Involves
Every part of the Valley has its own way of costing an owner money. Here is what we watch for in the East Valley.
School boundaries set the rent
In Gilbert and Chandler the attendance boundary can matter more to an applicant than the house. Two identical homes a mile apart do not command the same rent, and an owner pricing off square footage alone is leaving money on the table or wondering why the phone is not ringing.
Employers are close by
The Price Corridor, the aerospace and semiconductor employers, and the medical campuses put a steady supply of relocating professionals into the applicant pool — people with documented income, a corporate relocation timeline and a reason to sign a longer lease. Those applications are worth marketing for specifically, and we do.
Newer stock, HOA-heavy, master-planned
Much of Queen Creek and south Gilbert went up recently and sits inside master-planned communities with active associations. Same discipline as the West Valley: answer the association, keep the warranty claims alive, and do not let a landscaping notice become a lien.
Long tenancies change the maintenance calculus
When a good tenant is likely to stay four years, spending on the things that keep them — a working AC before July, a responsive answer to a small repair — is not generosity, it is the cheapest vacancy insurance available. We will make that argument to you with the numbers in front of us.
