What We Collect, and Why.

1. Who we are
This site is operated by Arizona Property Management & Investments, LLC (“APMI”, “we”, “us”), a licensed Arizona real estate brokerage at 7025 N 56th Ave, Glendale, AZ 85301. Kern Kellogg is our Designated Broker, AZ licence #BR630521000.
This policy covers azezrentals.com and the forms on it. It does not cover the separate systems we send you to when you log in or apply — those are named in section 4, and each publishes its own policy.
2. What we collect
Information you type in
There are five forms on this site: the contact form, the free rental analysis, the management services enquiry, the owner’s guide request, and the vendor application. Between them they ask for:
- Your name, email address and phone number
- A property address, and its bedroom and bathroom count, if you are asking us to value or manage it
- Whatever you write in the message box
- For vendors: your company name, trade, licence number and insurance status
We do not ask for a Social Security number, a date of birth or a bank detail anywhere on this website. If a page ever appears to ask you for one, it is not ours — stop, and call us.
Information collected automatically
- Optional tools on this device. Motion preferences, saved rental links, application preparation checkmarks, and buyer-class progress are stored in your browser when you use those tools. We do not store form entries in those tools. You can clear saved homes or reset the preparation checklist on the relevant page, or clear browser site data to remove all saved progress.
- Server logs. Our host, Cloudflare, records the usual request data: IP address, timestamp, page requested, browser and referring page. This is standard hosting infrastructure, not a profile we build.
- Anti-abuse data. When you submit a form we briefly count submissions against your IP address so that one person cannot flood our inbox, and we record how long the form was open before it was sent, because bots submit instantly. Both are discarded after an hour.
- Fonts. Our pages load typefaces from Google Fonts, which means Google’s servers see your IP address when a page loads.
- Video. The tenant portal page embeds a video hosted on YouTube. If you press play, YouTube may set cookies under its own policy. Nothing is set unless you press play.
Analytics
As of the date above, this site runs no analytics and no advertising pixels. The code is built so that a standard analytics tool can be switched on later; if we do that, this section will say which one and this date will change.
3. Why we collect it
Only to do the thing you asked us to do, and to run the business behind it:
- To answer your enquiry, price your rental, or discuss managing your property
- To evaluate a vendor for our approved contractor list
- To keep records a licensed Arizona brokerage is required to keep
- To stop spam and abuse of our forms
We do not sell your personal information, and we do not rent or trade our contact lists. If you started getting unsolicited mail after using this site, we want to hear about it — that is a problem we will investigate, not deflect.
4. Who we share it with
We share what is necessary with the companies that run parts of our operation. Each one is a service provider acting on our behalf, not a buyer of data:
- GoHighLevel / LeadConnector — our customer relationship system. Every form submission on this site is stored there, and our notification emails and text messages are sent from it.
- AppFolio — our property management platform. It runs the tenant and owner portals and holds lease, payment and maintenance records once you are a client.
- QuickLease Pro — the rental application and tenant screening service linked from our applications page. See section 8.
- Cloudflare — hosting and network security for this website.
- Google — fonts, maps and the embedded video described above.
We will also disclose information where the law requires it — a court order, a subpoena, a regulatory request from the Arizona Department of Real Estate — or where it is needed to establish or defend a legal claim.
5. How long we keep it
Enquiries stay in our CRM until you ask us to remove them. Records tied to an actual transaction — a lease, a management agreement, a sale — are kept for the period Arizona law requires of a brokerage, which is currently five years from the end of the transaction. Anti-abuse counters expire within an hour.
6. Your choices
You can ask us to:
- Tell you what we hold about you
- Correct anything that is wrong
- Delete it, where we are not legally required to keep it
- Stop emailing or texting you

Arizona has no general consumer data-privacy statute at the time of writing, so these are choices we offer, not ones we are compelled to offer. We offer them because it is the reasonable thing to do, and we will honour them regardless of which state you live in.
7. Calls and text messages
If you give us a phone number, you are agreeing that we may call or text you about the enquiry you made. Message and data rates may apply. Reply STOP to any text to stop them, or tell whoever you are speaking to. We do not send marketing texts to numbers that only ever asked a maintenance or application question, and we do not share phone numbers with third parties for their own marketing.
8. Rental applications and screening
Rental applications are not taken on this website. The applications page hands you to QuickLease Pro, which collects the application and runs credit, criminal and eviction screening. That is a consumer report under the federal Fair Credit Reporting Act, and it is governed by QuickLease Pro’s own privacy policy and disclosures, which you will see before you submit anything.
If an application is denied on the basis of a screening report, you are entitled to an adverse action notice telling you which agency supplied the report, and you may obtain a free copy of it from that agency and dispute anything inaccurate. Our own rental qualifications are published in full on the rental policy page so you can read them before you spend money on an application fee.
APMI complies with the federal Fair Housing Act and the Arizona Fair Housing Act. We do not make housing decisions on the basis of race, colour, religion, sex, national origin, familial status, disability, or any other protected class.
9. How we protect it
The whole site is served over HTTPS. Form submissions travel encrypted, are accepted only from our own pages, are size-limited and validated before anything is stored, and are rate-limited per IP address. Access to our CRM and property management systems is restricted to staff who need it.
No system is perfectly secure, and we will not pretend otherwise. If we ever become aware of a breach affecting your information, we will tell you.
10. Children
This site is meant for adults doing adult business. We do not knowingly collect information from anyone under 13. If you believe a child has sent us information, contact us and we will delete it.
11. Changes to this policy
If we change how we handle your information, we will update this page and change the date at the top. Material changes will be flagged here rather than made quietly.
