Getting Started

Q:  What are your Office hours?

A:  Our office is open 9 a.m. to 5 p.m. Monday through Fridays. (Direction) However you may call for information 24 hours a day at (888) 777-6664; and you can always contact us by e-mail

Q:  When should I begin looking for a home to rent?

A:  Rental homes throughout the valley are in very high demand. We suggest you begin your search at least 30 days in advance and once you find the property you like, you should immediately apply for it. In addition to our own inventory we have access to most of the homes available for rent in Phoenix Metropolitan and surrounding area listed by other Realtors as well. Each rental agency has its own rental policy and fees associate with it. Your Realtor will help you go over them in detail and prepare your offer.

Q:  How do I see a home that I'm interested in?

A: Whether it is one of the homes that we manage or is listed by another company, call us at 888.777.6664 and we can make the arrangements for you to see the house.

Q:  How long are your leases?

A:  Most of the properties we manage are leased for 12 months or more. However some of out homeowners also offer shorter term and month-to-month leases.

Q:  Are there any Section 8 homes available?

A:  Yes. Some of the properties we manage are approved by Section 8 housing program. Regardless of which form of Section 8 assistance you qualify for, we are here to make it easier for you to find the Section 8 housing that meets your needs and the needs of your family. Application Questions

Q: What are your qualifications?
A:  All applicants pass through a screening process:  (Applications are taken on a first come first serve basis)
Income Level: You should have Gross Income of approximately 3 times the monthly rent amount. In order to qualify for one of our rental properties, we require a debt-to-income ratio of 28/36. For Example:

Yearly Gross Income = $45,000 / Divided by 12 = $3,750 per month income.
$3,750 Monthly Income x .28 = $1,050 allowed for housing expense.
$3,750 Monthly Income x .36 = $1,350 allowed for housing expense plus recurring debt.
Married couples and related residents over 18 may combine income.  All non-related persons should apply individually.  We must be able to verify employment history.  If you are self-employed, we will need tax returns for the last 2 years or verification of bank statements.

Credit and Rental History:  You have to satisfy the landlord that you are not a risk. You must satisfy the landlord that you will always pay the rent on time. When you submit a complete Rental Application and all the documents we have asked for we will be able to talk to the owner and offer solutions to overcome those issues in the best way. 

We run an extensive credit and background check on all of our rental applicants over the age of 18 who will be residing in the property. We consider applicants who have lost their homes to foreclosure or short sale. However; we do no accept applicant with Evictions/Judgments or Rental Collections during the past two years. We also do not accept applicants in open bankruptcy or a bankruptcy that has been dismissed. Discharged Bankruptcies are considered on case by case reviews.
Occupancy: The number of occupants may not exceed 2 persons per bedroom plus 1 additional person.
Pets: Policies on pets vary according to the home (check the rent list or call).  However, none of our homes permit the following breeds of dogs:  Pit Bulls, Dobermans, Rotweilers, Chows or near relatives (Exception:  Assistive pet).  Pet policies are strictly enforced.

Q:  Does my application take the home off the market?

A:  No, it doesn't. Our homes are turn key and very desirable. We process the applications in a first come, first qualified basis and do so without haste. We highly recommend that you go over the Rental Application twice and fill out all information requested. Because if we are unable to verify any of the information contained on the "Rental Application", it will delay the whole process and someone else might beat you to the house. 

Q:  How long can a home be held for me?

A: 
Only when the rental agreement has been fully executed, the earnest deposit and first month’s rent has been received, the rental property will be taken off the rental market and reserved for you. At this point, other potential applicant(s) will be turned away. 

Q:  Can I submit an application on a home that I haven't seen?

A: 
Yes, Only if you live out of state. EACH applicant over 18 years of age who will be residing in the rental property must personally view the rental property prior to submitting a Rental Application. 

Q:  What documents do I need to submit with my application?

A: 
To expedite processing your request we suggest that you send us all information requested at once. It improves your chances tremendously, should you not meet all the guidelines set by the owner. It gives us a chance to talk to the owner and offer solutions to overcome their objection. "Proof of income", Copy of a Photo Identification Card, A copy of Military Orders, Copies of any satisfied court judgments, which may still appear on your credit, $45.00 non-refundable credit check and processing fee for EACH applicant over 18 years of age. 

Q:  We're engaged but not married. Do we need to submit separate applications?

A: 
Yes. All persons over the age of 18 must submit a separate application. Only if you are

Q:  Do you take Co-signers?

A:  Yes, we do take Co-signers. However, to qualify as a Guarantor for an Applicant guarantor must have five (5) years excellent to good credit history. Guarantor will not qualify as a Guarantor with a negative credit history. Additionally, Guarantor must have at least five times (5Xs) the monthly rental rate in verifiable gross income. All income must be verifiable and must have been stable for at least six (6) months or longer. 

Q:  I'm self-employed. What do I need to provide with my application?

A:  If you are self-employed you will need to provide tax returns for the past 2 years or verification of income through bank statements. 

Q:  What if I can’t come to your office to submit my application?

A: 
We would love to meet you in person and get to know you better. However if you can not come to our office, you can fax the application and all other documents to us at 888-777-3711. Please call us at 888-777-6664 to confirm that we have received it. You may also mail it to us at 5723 W. Glendale Avenue Glendale AZ 85301. However, The $45 Application/Processing fee will need to be paid by money order or cashiers check and must be received before we can process the application. 

Q:  How long does it take to get a response after I turn in an application?

A:  We process the applications in a first come, first qualified basis and do so without haste. Normally it takes 24 hours depending on how quickly your employment and landlord references are able to respond. 

Q:  Do I need to call in to see if my application has been approved?

A:  It is not necessary. We will call you the moment your application is approved or denied. Your application is processed with the highest priority. 

Q:  What do I need to do after I'm approved?

A: 
Within two (2) business days of approval of your application, you must arrange a time to sign your lease, deliver your earnest deposit and first months rent. Until such time, the home will remain on the market and backup applications will be accepted. 

Q:  What do I do if I am declined?

A:  If this occurs we will continue to assist you in finding a home, which meets your requirements and qualifications. 
About The Home I'm Renting

Q:  Which Appliances are included?

A:  Most of our homes are turn-key. That means they come with all appliances. If they do not it is reflected in the asking monthly rent. We can request the owner to provide it for you at a reasonable fee per month. It all depends. 

Q:  Is Insurance provided?

A:  The home itself is insured against fire, flood, storms, etc. However, your personal belongings are not. We strongly recommend that all our residents obtain renters insurance from their local agent. Rental insurance brochures are also available in our office. 

Q:  What if I have some concerns about the home I'm interested in?

A:  We offer 24/7 services! Call us at 888-777-6664 and let us know what your concerns are and we will address it for you in a timely manner and get them resolved to your utmost satisfaction. 

Q:  Do you accept pets?

A:  Policies on pets vary according to the homeowner. However, none of our homes permit the following breeds of dogs: Pit Bulls, Dobermans, Rotweilers, Chows or near relatives (Exception: Assistive animals) Pet policies are strictly enforced.

Q:  Do pets cost extra?

A:  There is a $250 pet deposit required per pet. Depending on the homeowner, some may ask
for more rent per pet per month. Some owners require pet insurance.

Q:  How many pets are allowed?

A:  No more than 2 pets are permitted in each home unless approved by property owner. 

Q:  What happens if I don't disclose a pet?

A: 
Pets that are not disclosed at time of move-in or during the lease period will result in an automatic lease termination and all deposits will be forfeited. If you wish to acquire a pet during your lease agreement, property owner must approve pet and a pet deposit will be required. Your lease agreement will require an addendum identifying the pet and must be signed by tenant(s) and landlord(s). 

Dollars and Cents 

Q:  What is the $45 Application Fee for?

A: 
We require a payment of $45.00 per Applicant over the age of 18, which is to be used to screen Applicant with respect to credit history and other background information and to off-set a portion of the costs associated with the processing of the Applicant's application. 

Q:  Is the $45 Application Fee per Applicant or per Home?

A:  We require a payment of $45.00 per Applicant over the age of 18, which is to be used to screen Applicant with respect to credit history and other background information and to off-set a portion of the costs associated with the processing of the Applicant's application. If an actual credit report has been processed for the Applicant, the credit check(s) fee will not be refunded for any reason. If an actual credit report has not been processed for the Applicant, the credit check fee will be refunded in full within ten (10) business days from the date of deposit into the MOM N

Q:  What are my total move-in costs?

A:  Your move-in costs will typically consist of: the first month's rent and any applicable Sales Tax (see below), Security deposit, Cleaning Deposit and Pet Deposit (if applicable) and a non-refundable lease administration fee.
 
Q:  Is there Sales Tax on rent?

A:  Yes there is sales tax on rent in most cities. Any taxes are in addition to the rent paid and vary from city to city. 

Q:  Is the Security Deposit refundable?

A:  Yes, unless otherwise specified in the leasing agreement -- provided that the home is left in the same condition as it was when it was delivered to you less normal wear and tear. Deposits are refundable 14 business days from the date of move out minus any damages.

Q:  Are utilities included in the price of the rent?

A:  In a single family detached home, you are almost always responsible for the utilities (Electric, Water, Sewer, Gas, Telephone, Cable, etc.). In a town house, condo, or apartment, the policies
on utilities vary by each individual home. 

Q:  Can I pay my rent on-line?

A:  Yes, You can pay your rent on-line by using our web portal. An additional charge may apply. 

Q:  Do you take credit cards?

A:  We accept credit cards for the initial $45 payment (application fee only), You can also pay your rent with an e-check on line through our web portal. 

Q:  How is Maintenance Issues Handled? 

A:  We have a Full Time Maintenance Company that facilitates Our Maintenance Issues. Tenants will process their Maintenance Request through the Web Portal. The Tenant is responsible for the First Portion of Any Repairs, if the Home has a Home Warranty the Tenant is responsible for the Home Warranty Service Call Fee which can range from $55-$100. If there is No Home Warranty the Tenant is responsible for the First $55 of any Repairs. The Tenant will not be responsible for any Health and Safety related Repairs.
